Those three are important, but what's even more important is knowing how hot and cold to be, as well as having charm. Mind you confidence helps a lot with this, but being confident doesn't necessarily mean you're going to be a social butterfly. All it means is that you're able to voice your desires without bars.

This will sound counter-intuitive, but in my experience it works best if you have a nice, inexperienced girlfriend who has close friends who are even nicer and more innocent than she is.  As far as I can tell:

> innocent girls are more likely to crush hard just because you're hot, nice, and "safe" to spend time with
> innocent girls don't want to get over the crush, they nurse it and daydream
> your innocent gf is more likely to be sympathetic to what her friend is feeling
> your innocent gf is more likely to trust that you'll always love her best
